Costs Involved

When you have found your home you will be asked to pay a holding deposit (normally around £1000). When you return to England you will be asked to pay the remainder of the deposit which is usually between 10% - 20% of the asking price depending upon the agreement made with the owner. Usually you will be asked to make the final payment when the deeds have been changed into your name. If you purchase a property off-plan you will normally make staged payments throughout the building process.

All estate agents in Turkey charge 3% commission based on the purchase price. Other expenses (including taxes, translation fees, deeds office charges) will come to around £400-£500 depending on the value of your property. If you wish to appoint a Power of Attorney, this will cost around 150 YTL. Included in this price the authority to complete all necessary transactions to purchase the property on your behalf. (eg. transferring deeds, changing utilities into your name, etc. ) Passport translation which is necessary costs 70 YTL. and official translator for Power of Attorney and passport translation costs 50 YTL.
